You may have heard that inventory is low and it is a seller’s market in Northern Virginia – and that is correct. Homes are selling quickly and a lot of homes are receiving multiple offers. So does that mean that since demand is so high, that you don’t need to stage or prepare your home to sell? That would be a big NO!
Buyers still want, CLEAN, organized and welcoming homes. Clutter, dirt and old paint can really hurt your bottom line when you sell. Buyers tend to make an offer on what they see, not the potential of a home. So, here are a few tips that will help you get more money for your home. It really helps if you start this process a month or two before you plan to list your home for sale so that it is not so overwhelming.
CLEAN AND TIDY – Deep clean each and every room in your home. Remove and pack away “all the things” that make your rooms feel small or cramped. This includes furniture you can live without for a few weeks. Remove all items from your kitchen counters. Clean windows, declutter bookshelves and dust ceiling fans. Wipe down light switches, banisters, door knobs, baseboards, and mirrors. In bathrooms, re-grout and scrub every surface. Clean out drawers and closets to make them look spacious and ready for the buyer’s things. Have the carpets cleaned or replaced if necessary. Nothing turns a buyer off faster than mysterious carpet stains.
PAINT – If you haven’t painted your home in awhile and you can see scuff marks, dings and holes, then it is time to invest in some new paint. It is amazing what a fresh coat of paint can do to a room. Neutral colors are best, but make sure it goes well with any furniture you will have in your home for staging.
CURB APPEAL – Mow the lawn, wipe down the front door and make sure the doorbell works. Sweep the porch, plant flowers and weed the flower beds. Make sure all outdoor lights are in working order and/or install bright light bulbs.
Is this a lot of work? Yes, but if it allows you to list your home for a few thousand dollars more, is it worth it? Remember, even though this is your home you are selling a product. If you want the buyer to offer full price, you will need to make it look like it’s been well taken care of for many years and that it is worth the investment to the buyer.
