Marketing Your Home

Selling your home is more than just putting a sign in your yard and adding it in the MLS and hoping for the best. Marketing your home involves using social media, neighborhood advertisements, agent networking and more.

To me, it doesn’t matter if you are selling a $200,000 town house or a $750,000 single family home, you will receive eXcellent client care and my full attention throughout the entire process.

I will do the following as your REALTOR®:

—   Hire a professional photographer to capture the beauty of your home at my expense. Creating a great first impression is what will draw in a buyer to come take a look.  One of your most expensive assets deserves to have professional quality photos.  I wrote about cell phone pictures here: Cell Phone Pictures

— Implement pre-market advertising of your home to buyers and other real estate agents letting them know that your house will be for sale. This helps generate interest and will shorten the amount of time your home is on the market. This includes social media advertising through Facebook and Instagram, running ads targeting the ideal buyer.

— Perform a detailed analysis of the neighborhood housing market so that we price it right the first time.  I also provide staging advice and contractor recommendations for any repairs or updates that need to be completed.

— Enter your property’s details accurately in the MLS.  If this information is not correct, you might be promising an appliance or fixture that you don’t have. So accuracy is very important.

— Create and print full color brochures with photos and details about your property.

— Promote and host an Open House.  I also send out or personally deliver special invitations to your neighbors, inviting them to a Private Neighborhood Preview to help generate additional interest in your home.

— Follow up with every agent that shows your property to gather feedback, along with any buyers that attend the open house.

— Install a For Sale sign, and utilize the “Coming Soon” feature in the MLS.

Communicate with you regularly while your home is on the market and even after you are under contract. I utilize an online tool so that you have access to the transaction timeline and details so that you always know where we are in the process and what is coming next.
